What is the maximum size allowed in NSW?
Under the NSW Affordable Rental Housing SEPP, the maximum internal floor area for a granny flat is 60 square metres. This does not include porches, verandas, or carports.
What are the required setbacks?
Standard CDC setbacks usually require 3m from the rear and 0.9m from side boundaries for lots between 450sqm and 900sqm. This varies based on lot size and zoning.
Can I build a granny flat on my property?
Generally, you need a minimum lot size of 450sqm and a minimum width of 12m at the building line. Your property must also be in a residential zone (R1, R2, R3, R4, or RU2).
